F.A.Q. frequently asked questions 1. What is an architect? Answer: architects are design professionals that design buildings from foundation to the roof. Architects have general knowledge of the several disciplines that guide the design of any building. The architect’s main expertise is the exterior and interior design of the building. 2. What type of services architects can do: Answer: architects can produce two general type of services. One is design services where the architect will produce a design concept or sketch which will is a schematic drawings for visualization by the client of the idea or design solution that the architect is creating. The second type of services are construction documents or commonly called blueprints which are more detailed & developed drawings. 3. What are blueprints for? Answer: architects can produce blueprints for several uses for example: construction of new buildings, renovations, additions, or alterations of existing buildings, permit processing of code violations or of construction without a permit. 4. What do I do with the blueprints? Answer: once you have the architect's blueprints you can contact a contractor to give you a bid for the construction. The contractor once hired will submit applications for building permits in the city which once approved he/she can begin the construction of your building. 5. Can I build a home addition by myself? Answer: Even though is not advisable due to the complexity of the task, some municipalities will let you build a home room addition or do residential renovations in your own home by yourself, if you have the necessary construction knowledge. You will be required to fill an owner-builder application & affidavit and demostrate your knowledge of construction & codes, and in some cases take a written/ oral test. 6. If I do a commercial tenant build-up do I need to get a building permit? Answer: yes, you will need to submit drawings of the proposed changes to the leased space, if not you will be incurring in a code violation which is generally caught in the periodic inspections by the fire department. 7. If I do a residential addition do I need a building permit? Answer: you will need to submit drawings of the proposed addition or renovation, if not you could get a code violation notification. 8. It is advisable to do construction without a permit or without consulting an architect? Answer: generally the construction codes and requirements are constantly changing and once the code violation is caught, there will be additional costs involved in modifying & remeding-fixing the the construction that is in violation to comply with the requirements of building codes 9. Answer: The main code book that regulate the construction of buildings in Florida is the Florida building code-building and its additional sections for mechanical, plumbing, electrical, gas fuel, energy, accesibility. Electrical is regulated mainly by the National Electric Code. Fire prevention is regulated by NFPA. 11.
